Adora

This attractively modern building was completed in 2007 by Sokol Ventures 1 Incorporated just after the company built a seven-plex down the hill in the 500-block of Fifth Street, NE. Adora houses 30 roomy suites, 26 assigned-property indoor parking stalls, and 11 carport-style stalls tucked under the back of the building's second floor. There are assigned lockers in a main-floor room between the carport parking at the rear and the front-facing main-floor suites. Construction is modern structural-floor-joist frame construction with overlay and in-floor heating.

Only a couple of suites are one-bedrooms homes of 581 square feet, as most one-bed suites are larger and two-bedroom suites approach 900 square feet. There are two homes that span the two top floors at the north-east and south-east ends of the building, each enjoying a main-floor balcony plus a larger top-floor deck and a 16-foot living room ceiling. One suite measures 1,277 and the other is 1,326 square feet. At the back of the building three suites back onto a common-property garden atop the carport roof; 'nice!

Unit factors at Adora are assigned to suites in proportion to their sizes, while stalls--indoor and out--are assigned common property so pay no condo contribution or property tax. Exterior windows and patio doors are common property for maintenance and their eventual replacement. I keep the Condo Plan on file.
