Three frame-with-overlay buildings atop a concrete in-ground garage were completed here in 1999, constituting a single condo corporation with 33 large two-bedroom suites and assigned parking enough that most suites are assigned two of them, plus a huge basement locker. There are attractive gardens around the site perimiter and in a courtyard between the three buildings on their quiet locations fronting onto two dead-end streets.

The buildings are vinyl clad with sloped perimiter roofs and peaked turrets over the bay-window projections, then flat roofs behind those features. Every suite has a generous patio or a balcony, and a few offer a view to downtown. The Condo Plan allocates unit factors for suites in proportion to their floor areas, and I keep a copy on file.
