Bridgeland Terraces

Eleven roomy two-bedroom two-bathroom suites and a single one-bedroom suite are housed in this frame-with-overlay three-storey walk-up building atop its in-ground garage with a titled parking stall for every suite. Completed in 2005, this was the first project for a small new development company called Alberta Condo Corporation, started by Calgarian Herb Kriese, who has since branched out to projects in Red Deer, Fort McMurray and a proposed seniors' building in Calgary's Silver Springs. The two-bedroom suites here are from 883 to 977 square feet, but there's one smaller suite at 566 on the main floor beside the lobby. Layouts are open with bedrooms separated by living areas under eight-foot ceilings. Patios and balconies are larger than average and all have a natural-gas outlet and glass-insert railings. With only four suites per floor, every suite has a corner setting with windows in two directions. There is some in-suite storage and there's further space in the garage. There are two visitor parking stalls around back. The exterior is stucco with brick highlights.

The Bridgeland Terraces Condo Plan allocates unit factors to suites in proportion to their sizes. Exterior windows and doors are common property for maintenance and eventual replacement. I have original marketing materials, floor plans and the Condo Plan on file.
