Completed in 1999 by Calgary's Battisetalla Developments across from a small city park, this is a stylish building housing 23 roomy suites of which three top-floor homes have a dramatic curved vaulted living room ceiling 17 feet high with side-set windows, so they're pretty much skylights--nice! My photos show the large windows for all suites and the corner-set balconies, then a view of the lawn around back, where Ellington looks across at the back of Sole Vista, an earlier modernist project by the Battisetella family. Note the Ellington's offset in the middle, which gives every suite at least a partial corner setting and windows in two directions.
The building is modern frame construction with structural floor joists atop a concrete in-ground garage that houses 23 titled-property parking stalls and storage cages and a few visitor parking stalls. Floor plans in the Ellington are all of two-bedrooms and two-bathrooms with not less than 998 square feet and topping out at 1,038 square feet. Specs included in-floor heat, maples cabinets, knock-down ceiling texture, berber carpet although many suites upgraded to laminate, a full appliance package, and stacking laundry sets. There's a single elevator.
Unit factors at Ellington are assigned to suites in proportion to their floor areas and titled parking stalls/cages have a UF of one each, so they pay pennies in monthly condo contributions and will pay property tax on their values. Exterior windows and doors are common property for maintenance and eventual replacement. I keep the Condo Plan on file.
