This is technically Regal Terrace/Renfrew neighbourhoods, but I'm grouping the top of the hill in with Bridgeland.
Two attractive modern buildings rose here in 2005 terraced up the Bridgeland hillside (technically in Regal Terrace/Renfrew) atop an in-ground parking garage. The south and downhill building, called Conservatory, is the larger with 37 suites, while the northern and uphill building, called Galleria, is the smaller with 18 suites plus a small guest suite. Each has its own address, stairwells, and an elevator. A landscaped courtyard is atop the large terraced garage that underlies both buildings. Naturally, the location affords terrific views to downtown for those lucky enough to have the south building's south-facing suites, and for those atop the north building and facing south.
Built by Landstar Development Corporation, all suites at Portico received high-end standard finishings including nine-foot-high ceilings with seven-foot-high windows (argon filled), a gas fireplace, a gas outlet on patios and balconies, soaker tubs, maple cabinetry and good-quality appliances. The building's amenities include the guest suite, the courtyard with its waterfall, the titled basement storage locker for every suite, and a basement projects room. There are 64 titled parking stalls for the 55 suites, so nine suites each have two stalls.
Suites start at 652 square feet, but most are larger, such as two-bedroom suites at 915 square feet or more, and ranging up to the largest at 1,184 square feet. Exterior windows and doors at Portico are common property for maintenance and eventual replacement. Unit factors were allocated on a suite floor-area basis.
