Four townhouses on Fourth Avenue, NE

Four two-level townhouses with drive-under garages were built here in 2005 by Calgary's Daluma Investments. The homes at each end are the larger of the four, with well over 1,900 square feet of surveyed space, so deduct the parking and they offer a good 1,500 square feet of living area, while the two inside units are about 150 square feet smaller.

Interior finishings included nine-foot ceilings for the living-room level, hardwood floors, granite counters, maple or alder-wood cabinetry and a gas outlet to each balcony. Each driveway allows for the parking of a visitor's car. The suites have two bedrooms and two or 2.5 bathrooms and some basement space in addition to the parking and utility room there. The exterior is cedar shingles and a sloped roof, giving these homes a Canmore look.

Unit factors are allocated among the four homes in proportion to their interior floor areas and exterior windows and doors are common property for maintenance and eventual replacement. I have the Condo Plan on file.
