Condo Directory Beltline Connaught Centre portion 8th to 11th streets Nova

1118 Twelfth Avenue SW

Nova

The Nova Condos tower was completed in 2009, the second of three towers planned along Twelfth Avenue by Qualex-Landmark Developments of Vancouver: Stella, Nova and Luna, from west to east, although the Luna tower was put on hold, then revived in 2010. The 27-storey Nova tower is part of the same condominium corporation with its sister, Stella, completed in 2006, seen here just beyond the Nova tower.

Nova hosts 191 suites, including four live-work townhouses that line the avenue and the three penthouse homes, plus a couple of odd back-of-the-building second-floor condo spaces. Ceilings are almost nine feet high, while the Stella tower's ceilings are eight feet. This second tower has guest suites, a gym, a sauna/spa, an entertainment room, and 5,000 square feet of garden atop the two-storey "podium" that underlies both towers.

Nova has three and a half levels of in-ground parking plus a half level of parking at grade at the back of the building. The four at-grade condo units fronting onto Twelfth Avenue are two-storey suites, each with a small loft. The tower then has eight suites per floor above the second-floor club spaces and up through the twenty-fifth floor. The tower's top two floors hold three penthouses. The east-facing one is a 1,309-square-foot bungalow with windows in three directions and a two-storey ceiling over the living area. The north-west and south-west penthouse suites are 1,945-square-foot palaces with two-storey living rooms and sizeable second-floor areas.

See the Stella listing for some further details. Exterior windows and doors at Nova are common property. I have Nova's Condo Plan on file, plus the bare-land Plan that underlies Nova and Stella.
