Condo Directory Cliff Bungalow Cambridge Square One (south) and Two (north)

545 and 540 on 18th Avenue SW

Cambridge Square One (south) and Two (north)

These twin buildings by the same developer, The Imperial Group of Calgary, were built in 1982 and immediately condo converted to condominiums in 1984. They are run as separate condominium corporations. Both are wood-frame construction atop concrete parkades housing common-property assigned parking. The north building today goes by the name Cambridge North. The location is a pleasant tree-lined block that "T"s at Fifth Street at one end and Fourth Street at the other, so there's not much traffic.

Each building has 45 suites, all of them with two bedrooms, cheater-door bathrooms in smaller suites, but the larger suites offering two bathrooms, and most if not all suites have in-suite laundry. Suites range from 798 square feet up to a spacious 1,071 square feet. The buildings have some common space, perhaps still used as exercise rooms.

Suites at the west end of both buildings overlook 5th Street, which used to be a bit of a one-way freeway out of downtown. The change to two-way traffic has calmed that considerably; thank you, Aldermen. Suites on the north side (back) of the north building (540 on 18th Ave.) face towards 17th Avenue, so you might as well party when Red Mile celebrations take place, because you won't be sleeping.

The south building (545 on 18th Ave.) raised money for re-cladding much of the building in 2006--8, so that should last another 50 years. I've seen no sign that Cambridge North needs the same work. Exterior windows and doors in both buildings are each suit owner's property and responsibility for maintenance and replacement, if needed. I have on file the Condo Plan for both buildings.
