534 on Twenty-Second Avenue SW
Mission Bay
This eight-suite building dates from 1976 and was condo converted in 2006. Although it was marketed and named as being in Mission, it's west of 4th Street SW, so it's definitely in Cliff Bungalow. There are eight very cute suites, each one on a corner, with four suites at the front enjoying turret-style projecting bay windows. Conversion renovations took a few years to complete, but it seems that developer Dean McKenzie and his Monticello Developments eventually get the jobs done and his projects look good.
Parking is around back on common property, but it's been surveyed on the Condo Plan, so leases can guarantee which stall each suite owner uses. Four of the stalls are more desirable, as they're carport style, tucked under the building's overhang.
The two smallest suites are ground floor and measure about 600 square feet. Four others are 770 square feet, and the two premium suites, at the back, each measure 1,164 square feet and each have two bay windows. Every suite has a storage locker across the hall, and all suites have in-suite laundry.
Exterior windows and doors are common property for maintenance and eventual replacement. I have the Condo Plan on file.
