509 on Twenty-first Avenue SW
Mission Gate
Regardless of the name, this building is in Cliff Bungalow, where it was built in 2006 with a concrete parkade and light-steel frame construction, which is a higher standard than wood frame. There's a single one-bedroom suite located off the lobby, then 22 roomy two-bedroom suites, all in the 950-square-foot range, but with four of six of the top-floor loft-style suites offering 1,100 to 1,200 square feet. All suites have a patio or a balcony, and the two ground-floor patios around back are extra large wrap-arounds.
All suites have almost-nine-foot ceilings and high-end finishings, so expect to see stainless-steel appliances, gas stoves, air conditioning, granite counters, hardwood floors and, of course, in-suite full-sized laundry equipment. The loft ceilings slope to a peak of 17' 5", and those suites have small roof-top terraces off their lofts, in addition to their main-floor balconies. There's an elevator and an outdoor wheelchair lift to the front entry. That device will be a maintenance headache, so unless the City requires that it be maintained, I'd rely on the perfectly good ramp that was also installed. The 24 indoor parking stalls are titled-property stalls.
Exterior windows and doors at Mission Gate are common property for maintenance and eventual replacement. I have on file the original marketing material and floor plans plus the Condo Plan.
