528 on 25th Avenue SW
Riverwalk Terrace
Attractive renovations remade this 1970's wood-frame rental building when it was condo converted in 2002. Gutted back to the paster, the builder installed all new finishing, fixtures and all-in-one laundries in the 36 suites, which are built atop a concrete parkade of assigned common-property parking. A few cars can't fit, so those park in stalls off the back alley.
Although only three storeys tall after you walk up to the front door, there's an elevator serving the large and bright lobby on each floor. Only three suites are on the ground floor half below grade, as behind them is the indoor parking. All suites on the three floors above have balconies, with six enjoying corner wrap-around balconies. There's a range of floors plans, from one-bedroom suites of only 509 square feet up to two-bedroom suites of 1,012 square feet.
The location is just behind the Mission/Cliff Bungalow Safeway, so that's sure convenient. There's some through traffic on 25th Avenue to and from Mount Royal, just up the hill, but it sure doesn't go fast, what with traffic lights at both 4th Street and 5th Street. Just across the Safeway parking lot and Elbow Drive is the Elbow River and its pathways. You can easily walk downtown from here, but on a cold day take the #3 Elbow Drive bus, which is as fast as a C-train into the downtown.
Exterior windows and doors are common property for maintenance and eventual replacement. I have the Condo Plan on file.
