Built in 1978 as a mixed-use commercial development, this block was converted to condo suites and commercial spaces in 1997, when it was also substantially upgraded. All private-property spaces in the building were sold separately, so you could buy a suite and not a parking stall, or buy a parking stall without a suite. There are 10 commercial condo spaces of varying sizes on the ground floor, and most of these owners will have also bought at least one of the indoor below-grade titled parking spots. With only 19 such stalls downstairs, very few suite owners likely own parking. The surface paid-parking lot to the west does not belong to the condo building.

The 42 suites are generally small, with bachelors of 400 to 500 square feet and only a few ranging up to 700 square feet. Only a few of the suites have balconies, but everyone has access to a large second-floor north-facing deck looking toward the Bow River. There is also a gym and space for other amenities adjacent to that common-property deck. The five-storey building has a single elevator serving its commercial and residential owners. In-suite electricity use is included in condo contributions. It appears pets have never been allowed. Exterior windows and doors are common property. I have the Condo Plan on file.
