This triangular mixed-use condo building has a dramatic ship-like design. Tapering to a point at the east end, it's wedged between Second Avenue and Riverfront Avenue, so all suites have views, with those on the north side looking across at the Bow River and its pathway parkland. The height of the building also increases toward its broad west end, so while the "prow" is seven storeys tall, the "stern" is nine floors tall. South-facing lower-floor suites have no balconies, but those on the eighth and ninth have roof-top decks facing the river. Most south-facing suites have bay windows overlooking Chinatown. 'Nice!
There are 57 suites, six commercial spaces and 42 titled parking stalls packed into this structure that was completed as a condo building in 1990. The in-ground parkade has two levels, and of course there's not enough parking for everyone, so many suite owners do not own a stall, and likely don't own a car, either. Much of the parking is held by outside investors and by business owners within the building, such as of the five condominium storefronts on the ground floor and the 9,800 square-foot entire second floor condo unit, reached by an escalator from the glass-surrounded building's prow. Above these are the 57 suites, five of which have the glass-clad "prow" as their living room for the most amazing daylight and view rooms in the city. These two-bedroom suites of 1,058 square feet are the largest in the building, as most other suites are between 700 and 800 square feet.
Surprisingly, the original suite finishings were not high end. I believe all suites have in-suite laundry, there are no fireplaces, condo contributions include cablevision. Exterior windows and doors are common property. I have the Condo Plan on file.
