630 Eighth Avenue SE
Rivertwin
This 64-suite modern frame-built four-and-a-half-storey building atop a single-level in-ground parkade opened in 2003 and was under-valued for years. There were bargains here as the City's first effort to revitalize East Village failed. Today we know the neighbourhood is about to become a huge redevelopment zone, so homeowners here and at Orange Lofts will be in on the ground floor. The building is across 6th Street SE from Fort Calgary Historic Park, and only a block and a half from the Bow River. The zoo is a stroll away, while three blocks the other way are City Hall and the rest of downtown. 'Nice!
Suites start at 560 square feet, with many one-bedroom homes being larger and the two-bedroom, two-bathroom suites run up to 990 square feet. All suites have laundries, larger suites have roomy en-suite bathrooms with both a shower and a tub. There appears to be enough assigned parking for all suites plus visitor parking in the common-property parkade. Storage lockers are scattered in nooks around the building. All suites have a roomy patio or balcony, and the balconies project nicely from the face of the building. That looks like a sloping roof, but it's a decorative edge around the flat tar-and-gravel roof. There's a single elevator. In-suite electrical cost is covered in the condo contributions, as are all other utilities.
Exterior windows and doors at Rivertwin are common property. I have the Condo Plan on file.
