Five West phases one and two
Although technically in the Downtown MLS district, most Realtors consider this luxury-standards development to be in Downtown West End, which is also becoming known as Mewata after the armory building. The building with address 920 was completed in 2005 as the first of two towers that are separate condominium corporations. The second tower--address 910--was completed in 2007. These twins were the third condo project by LaCaille Developments and owner Nick Livaditis, who started with Chateau La Caille in 1999 and moved on to La Caille Parke Place, finished in 2003, then on to Five West, and since then to Solaire.
Tower One of Five West houses about 130 luxury-finished condominium suites plus four ground-level overheight condominium commercial spaces and some fifth-floor office units. There are 168 titled parking stalls in a three-level in-ground garage and a second small garage above grade on the third and fourth floors. A handful of the stalls are double-wides, so about 180 cars can park indoors, allowing some suites and commercial units to have two-car parking. Every homeowner has an assigned storage locker in one of several secure rooms. Suite unit factors here are allocated "based on the potential value of the suite", but appear to correspond to each suite's floor area, and do not increase with height in the building.
The concierge-staffed lobby of Five West tower one is impressive and there's a building resident manager. There's a nice party room but no pool or other expensive-to-operate amenities. Suites are roomy and finishing is all very high end, with the phrase "New York style" used to market the project. At 26 storeys, many suites have views of downtown, the Bow River Valley and the North Hill. A half dozen suites on the sixth floor have large roof-top patios atop the building's wider podium. Finishing is uniformly high end with hardwood, granite counter tops, jetted tubs, and natural gas outlets on balconies. The hallways look modern and sophisticated.
Tower two of Five West Condos houses 160 suites plus seven overheight commercial units on the main floor. There are 169 titled parking stalls in two levels of below-grade garage and in two and a half floors of above-grade parake on the third, fourth, and fifth levels. Every suite has an assigned storage locker in a large room on the second floor, or in one of a few other nooks in the parkade. Suites here are also high end and of course both buildings are centrally air conditioned. This tower's unit factors are allocated to suites in proportion to their floor areas, and once again the titled stalls have a UF of one each.
