Built in 1962 as an avant-garde concrete rental building of 11 storeys then known as Franklin House, this tower was condo converted in 2005 and suites were renovated in keeping with the 1960s Frank-Lloyd-Wright "mod" theme. I can almost hear Simon and Garfunkle singing.

The 53 suites all have a modernist feel, highlighted by the continuous horizontal windows that are placed low on the exterior walls so you're looking directly out of them while seated, rather than while standing. Two-bedroom suites are not rectangles, as the building's corners flair outward a bit; cute! There's a large glass-walled lobby and three smaller suites on the ground floor, then a stack of 10 non-corner one-bedroom suites facing north, measuring just over 500 square feet. All other suites are the two-bedroom corner layouts with the suites widening toward the living room windows. The south-side two-bed suites are about 1,000 square feet, while the north-side two-bedroom suites are about 810. Two elevators serve the building, and their mechanicals were modernized by owners after the building sold out.

Part of the Jetsons-era styling means there are no balconies, which was likely why it took a while for the building to sell out. Parking is a mix of indoor and outdoor, with all stalls being titled property. There are assigned storage lockers in the basement, but no other amenities. Exterior windows and doors are common property. I have the Condo Plan on file.
