Completed in 1996 with all concrete construction, Newbury's five storeys house 30 two-bedroom and two-bathroom suites and 38 titled parking stalls in the in-ground parkade, so eight suites each own two stalls. All suites have a huge patio or a balcony, but above the main floor some suites have two each; a small one facing north or south, and a larger one facing east or west; 'nice! All suites have in-floor hot-water heating, a natural-gas fireplace, nine-foot-high ceilings, and those balconies each have a natural gas supply for the barbecue. All these two-bedroom suites are roomy, ranging from 1,020 to 1,200 square feet each. There are no amenities, and I saw good-quality construction, so condo contributions should remain reasonable here. 'Solid building, and seems well maintained.
Exterior windows and doors at Newbury are common property for maintenance and eventual replacement. The unit factor allocations are not consistently allocated to the suites in proportion to their floor areas, so for buying clients I'd analyze that for fairness. I have the Condo Plan on file.
