200 La Caille Place SW
Chateau LaCaille (or "La Caille" with a space)
If location is everything, then this building has it all, as it fronts directly onto the public pathway system and the Bow River. The first condo project by restaurant owner Nick Livaditis of La Caille On The Bow fame and built in 1999, it offers 55 homes in a concrete 18-storey tower with the restaurant constituting the 56th unit of property. He has since built La Caille Parke Place just across Seventh Street plus the two Five West towers. From Chateau La Caille's drive-under glass-roofed portico and the enormous and staffed lobby you know that this is a luxury building housing corporate CEOs, well-off retirees, and perhaps even a former Prime Minister. Suites here are pretty well all spacious, with only a few under 1,100 square feet, with 2,500 being more common and a couple taking up entire floors. All suites are air conditioned, receive softened tap water and have central vacuum systems.
Residents have assigned indoor parking with many suites having space for two cars. There's a car-wash bay, storage lockers, bicycle storage, and an activity room. Of course you can also take the elevator directly to the restaurant or the concierge will surely deliver dinner to your suite. Needless to say all suites have high-end finishing and appliance packages. Many upper-floor suites have terrific river valley, city and/or mountain views.
Suite unit factors are proportional to their floor areas with the large restaurant space having a lesser ratio of UF to floor area, but which still yields a very substantial contribution to the building's expenses. Exterior doors and windows are common property for maintenance and eventual replacement. I have the Condo Plan on file.
