This luxury-quality 30-suite building in Eau Claire was completed early in 2010 with some new-home sales continuing into 2011. Oscar is an 11-storey concrete building with a two-storey stone and brick-clad podium and a tower of glass curtain walls of floor-to-ceiling tinted windows, corner balconies with glass-insert railings, and a metal sculpture atop the roof. The builder is the Eden Group of Companies, active in both Calgary and Vancouver. The name stems from the Acadamy Awards, with each suite plan named after a winner.

Four two-level townhouse-style homes each have a patio and front onto Second Avenue while floors above have only three suites each, and there are just two penthouse suites sprawling over the eleventh floor, so those have windows in three directions and two balconies each. All suites have nine-foot ceilings, hardwood flooring in living/dining areas, a large natural-gas fireplace, and two-bedroom tower suites each have long exterior walls of windows and a corner wrap-around balcony. All finishing and fixtures are high end. The one-bedroom suites in the tower are at the back facing south with two corner balconies, one west and one east---'nice!
 
Oscar's main floor has large common-property spaces allocated to the over-height lobby, the mail room, corridors and lots of covered visitor parking off the alley. Two basement levels accommodate 33 titled parking stalls and 30 roomy assigned-property storage lockers.

Exterior windows and doors at Oscar Condos are common property. I have on file all floor plans except for the two penthouses, which must have sold before I got there, plus the Condo Plan.
