Pavilions of Eau Claire
Completed in 1998 by Statesman Corporation, Pavilions of Eau Claire is technically in the downtown MLS neighbourhood, but we all think of this as Eau Claire. There are five floors plus a smaller loft level, all atop a concrete parkade, served by one elevator. There are 68 suites, all of them two-bedroom layouts of not less than 872 square feet and ranging up to 1,152 square feet. The two-storey lofts are about 900 square feet and enjoy 17-foot-high vaulted living room ceilings. Sixteen suites have a bay-window projection, giving some added living room space and a homey layout.
The Pavilions building is frame with a flat roof and sloped-roof perimeters with rain-shed overhangs, stucco cladding with areas of cultured-stone tile, engineered-joist floors with gypsum overlay, and double walls between suites. Every suite has nine-foot ceilings and a large balcony or patio with a locker and a natural-gas outlet, an en-suite bathroom, in-suite laundry, and a fireplace. Many suites have a built-in wall-mounted air conditioner. There is a main-floor games room with a pool table.
There are 79 titled parking stalls in the parkade, so 11 suites own two stalls. Most stalls have a storage cage against the wall. There are 10 outdoor visitor parking stalls, controlled by a display-your-permit system.
Exterior windows and doors at the Pavilions of Eau Claire are common property for maintenance and eventual replacement. Suite unit factors are assigned in proportion to floor areas, and the titled parking stalls each have 2 UF. I have the Condo Plan on file.
