18 through 28 on 34th Avenue SW
Thirty-Fourth Avenue townhouses
A total of 12 homes were built here in 2001 backing on to the south-east corner of St. Mary's Cemetery. There are three buildings with four townhouse-style homes in each, and each with three levels, the upper two of them finished by the builder. There is stall parking off the lane. Thirty-fourth Avenue serves one apartment condo beyond here, then dead ends, so there's only local traffic, although McLeod Trail can be heard just down the hill to the east. Inside each home is 1,000 sq. ft of finished living space on the main and upper level, with about 600 sq. ft. of basement. There's a half bath on every main floor, and a 4-piece upstairs. Each home has a nice balcony facing either north or south to the cemetery. I'd expect each building to be self-managed, and exterior windows and doors are the responsibility of individual homeowners, reducing condo fees by not saving for repairs or replacements. Leadership will be needed to make sure maintenance is done for each building. If I owned here I'd see about amalgamating the three condominiums into one corporation.
