River Run Townhouses Two

These 22 spacious townhouses have one of the city's premier locations, as every single one backs onto the Elbow River's east bank and the public pathway. The Ontario builder--incorporated as Erlton Developments Ltd.--had already built River Run (One) Townhouses; the double row just north across 24 Avenue, but those don't back onto the river.

At the south end these homes are very closer to the river, while to the north the homes have a widening strip of parkland between them and the river and pathway. At the south the last home is just off 25th Avenue at the bridge and at the north end the last home sides onto 24th Avenue. Including the drive-under double-car garages (three cars, in some cases), these homes range from 2,400 to 2,700 square feet over four levels, with the top floor intended as a media room or pool-table room with dormer windows and its own full bath; 'could double as a fourth bedroom. These floor areas would need the basements deducted to arrive at sizes we Realtors promote on the MLS.

Finishings are very high end, with interior designers having created some of them: Doug Cridland, Robert Sweep, and Paul LaVoie are some names that owners mention. Twelve of these homes were just finished and occupied when the Waterford construction fire destroyed them on 30 May 2002. All were rebuilt to the same standards. It's hard to imagine now, but in 2001 through 2004 the builder had trouble selling the pre-fire and then the last re-built townhouses. Did people then think that more river-side land was to be created? If you see one listed now, call quick, and bring your chequebook!

This is a bare-land condo development with exterior maintenance assigned to the condo corporation through the Bylaws. Unit factors are distributed equally among the 22 homes. I have on file all original floor plans and the Condominium Plan.
