Atlantic Plaza

The original building here appeared in 1947 as the Lea Block, then was condo converted and expanded in 1995 by Suncurrent Industries Ltd., creating 11 combined commercial/living spaces in two buildings bracketting a small parking lot.

The west building is a slab-on-grade single-storey structure with six commercial condominiums, two of them facing onto Ninth Avenue and four smaller ones facing the parking lot. These all have 12-foot ceilings and appear to be entirely commercially used. In 2009 the westerly space fronting Ninth Avenue houses the Capo restaurant.

The more interesting building is the three-storey westerly one, which hosts five three-level condo units with commercial ground-floor space topped by two-level loft-style homes. These start at 1,156 square feet, but the two fronting onto Ninth Avenue are 2,321 and 2,341 square feet. That should allow for some business, as well as ample homes above, eh?

As bonuses, these business spaces/condo suites also offer skylights and roof-top patios. The three smaller three-level places are behind the street-front building housing the two oversized units. This building of five units also has no basement. The three-storey units have main-floor ceilings of almost 11 feet, then eight-foor ceilings on the first residential level, topped off by the lofts with another over-height ceiling, giving the open loft areas almost 20 vertical feet; 'nice!

Exterior windows and doors at this condo development are common property for maintenance and eventual replacement. I keep the Condo Plan on file.
