Inglewood Village; Point and Landing

Kenrosa Holdings Ltd. was the developer in 1992 and 1993 for this bare-land condominium project of 143 townhouse homes on a lovely isolated site adjacent to the Bow River. While emergency vehicles can drive through it, other drivers access the west third of the homes--on Inglewood Cove cul-de-sac--via Fifteenth Street S.E., while the eastern two-thirds of the homes are accessed via Seventeenth Street S.E. leading to Inglewood Point and Cove cul-de-sacs. The development's driveways, of course, are condominium property, so are maintained by the corporation of homeowners, not the City.

There's a mix of townhouse layouts, including many three-storey split-level homes and two-storey homes with larger floor plates, so they are as large as their three-storey neighbours. Homes on the Landing were a phase with consistent oversized two-storey layouts and double-car garages. Other homes all offer not less than 1,300 square feet of living space, plus a basement and at least a single-car drive-under garage. Where townhouses back onto each other there's nice landscaping, and some are lucky enough to back right onto the Bow River parklands and pathway. When here, it's hard to know that you're close to the centre of a city of a million people!

In 2009 the development was passing 15 years of age, so I've seen some groups of homes given new stucco cladding and new decking, modernizing the look with bright colours that makes vinyl cladding look dull by comparison. As a bare-land condo, of course, everyone owns their lot and their "house" on it, but exterior maintenance is assigned to the condo corporation through the Bylaws. I keep the Inglewood Village Condo Plan on file.
