McGill Block

Built in 1911 and condo converted in 1994 by Allied Properties West Ltd., this 23-unit building is the landmark that confirms your arrival from the west into Inglewood village with its many shops and cafes. There are three at-grade commercial spaces fronting onto Ninth Avenue (formerly Atlantic Avenue), plus two large basement-level units, then 17 second and third-floor high-ceilinged homes of between 530 and 689 square feet. The residential entrance is on Eighth Street, around the side and toward the back.

The building owners have surface parking stalls 'round back, but also own property across the lane, giving them 32 parking stalls for the 23 homes and commercial spaces. In addition to the two basement units ('no daylight, so likely work spaces and storage), there are 18 large common-property assigned storage lockers.

At conversion it seems laundries weren't built into the condo suites, so there's coin-op laundry on the second floor, and some suites have since installed all-in-one laundry machines. Suites have ceilings 10' 8" high, lovely arched windows, and open plans. Four suites at the building's east end have nice views towards the historic Deane House and to downtown.

Exterior windows and doors at McGill Block Condos are common property for maintenance and eventual replacement. Unit factors are allocated to all units in proporation to their floor areas. I have the Condo Plan on file.
