Kensington On The Park


It was 1999 when Statesman Homes completed this high-end four-storey 28-suite condo apartment building at the top of Kensington and backing onto Riley Park.   The modern frame-with-overlay structure is atop an in-ground garage that houses 32 titled parking stalls, 13 of which are double-length stalls. The parking surplus allows four suites to own an additional stall and 13 suites to park a second car behind the first .  One elevator serves all floors other than the loft level.

Kensington On The Park looks interesting due to its corner turrets, sloped perimitter roofing to the loft level, dormers, and skylights. A flat roof lies behind the sloped roof edges. The cladding is a combination of stucco and brick, including a brick-clad ramp to the front door.  With that feature and the large suite sizes, Statesman was targeting mature buyers with this development.

There are nine one-bedroom suites at the building's east end, floors one and two; all other suites are two-bedroom homes in a range of large sizes and floor plans. All eight third-floor suites are two-storey homes that range up to 2,196 square feet, six of them with loft layouts allowing for 16.5-foot-high ceilings over the living areas; nice! Standard finishings included a natural gas fireplace, a gas line to every patio/balcony, and maple cabinetry, but no granite counters or other gloss that's become common since 1999.

Only those over the age of 18 may live at Kensington on the Park Condos.  Exterior doors and windows here are common property for maintenance and eventual replacement. Unit factors are allocated to suites in approximate proportion to their sizes.   I keep the Condo Plan on file.
