Manor on Kensington
Corner turrets that give large bay windows to all corner suites are a nice feature of this 26-suite three-storey condo apartment building erected here by Aldebaran Enterprises in 1999. The frame-with-overlay building sits atop its concrete in-ground parking garage that houses 27 titled-property stalls, a car-wash bay, and common-property visitor parking plus clean and dry storage rooms with a locker for every suite. A palatial top-floor one-bedroom suites owns the additional parking stall.
Called "The Manors" on the MLS, the builder had dubbed this "The Manor on Kensington". In addition to the corner turrets with their cupolas, there's a sloped perimiter roof with peaked areas, giving the building an almost Victorian look. Behind that is the flat roof over most of the building. The classic design and the large floor plans attracted many neighbourhood empty nesters and retirees who sold their nearby houses and were able to stay in the neighbourhood, but there's no age restriction in the building.
Floor plans and finishings focused on two-bedroom two-bathroom suites with open plans, in-floor heating, in-suite laundry rooms, natural gas supplies to all patios/balconies and many suites with hardwood or good laminate flooring, tiled entries and tiled kitchen backsplashes. There is a single elevator and a large lobby. Regardless of sales literature boasting of nine-foot ceilings and many Realtors since claiming that's the case, all ceilings are of standard eight-foot height. How much head room do you need?
Suites at the Manor on Kensington start with a couple of babies at 745 square feet, but two-bedroom suites of 915 to 1,065 square feet are the most common, and the largest home is 1,212 square feet. Exterior windows and doors are common property for maintenance and eventual replacement. Unit factors were assigned to suites in proportion to their floor areas, with some minor variations.
