Thornton Court
Four concrete rental buildings with outdoor parking were built here in 1970 and then converted in 1991 by Lehndorff United Properties to an age-restricted plus-18 condo development. The four-storey walk-ups house a total of 96 suites that either look north towards historic Hillhurst Elementary School or south towards downtown across Riley Park and its wading pool. The westerly two buildings, being further from traffic noise on Fourteenth Street, are a bit preferred and seem to keep more resident owners.
Suites are simple rectangle layouts at Thornton Court, with one-bedroom homes of about 635 square feet and two-bedroom homes of either about 830 or 861 square feet. The parking is all outdoor assigned stalls. The buildings have no basements and no out-of-suite storage. There were no in-suite laundries at construction, but no doubt some owners have installed compact all-in-one machines and there are coin-op machines.
Owners have been spending money in recent years to replace the original suite windows with double-pane sealed units. Plans call for 2010 to see replacement of both entry door assemblies and windows in each of the four buildings, so that's eight entrances and expensive work, but 'nice to see the improvements being done.
Exterior windows and doors at Thorton Court are common property. The Condo Plan assigns unit factors to suites in proportion to their sizes, and I keep the Plan on file.
