One twenty six on 24th Avenue

This is a four-storey concrete walk-up building of 16 suites built in 1965 and condo converted in 1999, with initial sales over the next two years. 'Nice package of renovations that opened up the floor plans (who invented the galley kitchen, anyway?), adding in-suite laundries, good cabinetry and modern appliances plus all new exterior windows and doors.

The location is the cul-de-sac section of 24th Avenue, so there's no through traffic and the Elbow River is at the end of the block. The two-bedroom suites are at the front of the building facing south, where the developer dug out nice little patios for the two below-grade suites. All other suites have a balcony, other than the two lower one-bedroom suites at the back, one of which is smaller than average to allow for the boiler room. The one-bedroom suites, which face north, are about 495 square feet each, while the two-bedroom suites are all about 753 square feet.

Exterior windows and doors here are common property for maintenance and eventual replacement, although they were all brand-new at conversion, so should be good to, say, 2050. I have the Condo Plan on file. 'Another cutie in a favorable next-to-river location!
