Castle Mountain Properties conversion
This little concrete walk-up rental building appeared on Twenty-Fifth Avenue in Mission in 1965, housing 15 tiny suites of about 420 square feet each. It was bought and condo converted in 2008 by Calgary's Castle Mountain Properties but at August of 2009 the result is not impressive, perhaps because of the slower real estate market. While a few suites have been renovated, there's no sign of improvements to the building, which certainly needs attention as it approaches its forty-fifth birthday.
The building has some parking around back, but certanly not as many stalls as there are suites. There's no storage in the building and no basement, but a bit of space on the ground floor for mechanicals and a laundry room. Unit factors are allocated to suites in proportion to size, although floor areas are almost identical. Exterior windows appear to be original and it's not clear (pardon my pun) whether Castle Mountain will be replacing them, although they're legally common property. I have the Condo Plan on file.
