The former River Glen Apartments was renovated and condo converted in 2007 by Cheviot Properties, with sales continuing through 2008. This is a premium location on the dead-end block of 24th Avenue, terminating against the Elbow River. 'Can't ask for less traffic and more quiet than this! As the photo shows, the four-storey concrete and brick-clad building was receiving all new windows and doors. The original large evergreens and lawn will stay, of course, with patios dug for the front-facing below-grade suites.
The walk-up concrete building houses 20 smallish suites, with a studio suite starting at 455 square feet and 12 one-bedroom places of about 600 square feet, plus seven two-bedroom suites from just over 700 to 831 square feet. The nicest of these are the end-unit two-bedroom suites, which have windows in three directions. There are 19 parking spots around back, leaving one suite owner to live with on-street parking, which should always be available on this quiet cul-de-sac. The building has no basement, so the small mechanical area is on the main floor, which is half below grade.
Renovations here sure looked good when I visited in 2007, what with all new thermal-pane windows and doors, a new roof and heating boiler, glass balcony railings and attractive modern interior finishings. Exterior windows and doors are common property for maintenance and eventual replacement, many decades down the road. I have the Condo Plan on file. 'Looks good!
