Condo Directory Mission Aquadale

321 Twenty-Second Avenue, S.W.

Aquadale

Built in 1941, this cute rental building was entirely modernized and condo converted in 2006 and 2007 by "Lypstik and funk properties", and seems to still be vacant and undergoing a second round of renovations in late 2008. A partial third floor has been added, likely adding a tenth suite to the nine I see on the Condo Plan, and perhaps making room for the two one-bedroom suites that are promoted as having a loft.....'nice!

Renovations were all-out with granite counters, soaker tubs, stainless-steel appliances including built-in microwaves, high-end cabinetry and laminate flooring. It appears that all suites received all-in-one laundry machines, but there's also a laundry room on the main level, where there are storage lockers, as well. That half-below-grade main floor also houses one suite, with the two walk-up levels above each having four suites.

The building's layout means that every suite occupies a corner, and before addition of the loft spaces suites measure from 706 square feet to 737 square feet. Within those floor areas five of the suites have two bedrooms and two are one-bedroom suites with the loft space, with the remaining three being one-bedroom suites. We'll have the details once the Condo Plan is updated with the added floor area. Parking is around back, with half of the stalls tucked under the building, carport style.

This is a character building that helps give Mission neighbourhood its sense of community, and the renovations both inside and out reinforce the "retro" feel. Exterior windows and doors at Aquadale are common property for maintenance and future replacement, although that's a lifetime off, as they're new today. I have the old Condo Plan on file, and will update with the new one when it's registered. Like I said; 'cute!
