125 on 23 Avenue SW
Corona
'Sorry folks, nothing to do with beer here. This is a 1962 frame building condo converted in 1999, with upgrades including a decorative perimiter sloped roof with dormers plus an entryway roof, so it's not just a box any more. The renovations looked good to me, and certainly transformed the building of 19 suites, giving them open plans, hardwood floors, upgraded cabinets, in-suite laundries and modern bathrooms.
The 11 one-bedroom suites are mostly 512 square feet, and the eight two-bedroom suites are all 898 square feet. The large suites face north to Twenty-Third Avenue, while the one-bedroom suites face south toward the parking, which only accommodates 11 cars, so eight residents use on-street parking. Every suite has a balcony or a dug-out patio. There's no basement, so the utility room is on the ground floor, which is half below grade.
The location is right behind the old Holy Cross Hospital at the beginning of the cul-de-sac of 23rd Avenue ending on the Elbow River, so it sees little traffic, yet is near Lindsay Park and Fourth Street, S.W. Exterior windows and doors were all replaced at conversion and are common property for maintenance and any future replacement. I have the Condo Plan on file. 'Cute!
