Elbow River Arms

This is a concrete four-storey walk-up with outdoor parking that is lovingly maintained. Built in 1971 and condo-converted in 2000, it holds 32 suites in one and two-bedroom layouts, with those half-below grade having no patio or direct outside access (although on the front face those could be created).

Eight two-bedroom suites of 906 square feet each lie at the ends of the building, so these are spacious and have windows in three directions. One-bedroom suites can be as small as 412 square feet, but 527 square feet is more common, and all enjoy open floor plans, updated finishing and in-suite laundry. With no elevator this is a mechanically simple building that should always enjoy fairly low condo fees. It's so close to Fourth Street SW that you can smell the morning coffee brewing at the espresso bars, yet the street itself is quiet and tree lined.

Exterior windows and doors at the Elbow River Arms are common property for maintenance and eventual replacement. I have the Condo Plan on file.
