133 on 25th Avenue SW
Hampton Court
With the name and the Tudor styling, Prince Charles would feel at home in this age-restricted 18-plus, no-pets, concrete building. Dating from 1977 when it was built as a condominium, it has nine floors housing 48 large suites, with corner suites all enjoying two balconies facing different directions. The north and south-facing non-corner balconies are enormous, spanning virtually the entire width of each "inside unit" suite. Condo apartment sizes range from 1,097 square feet for the not-corner-set suites to 1,302 square feet for the corner suites. Higher-up suites have terrific views of downtown or partial Elbow River Valley views. Every suite's living room wall can accommodate a window-style air conditioner.
A few owners here are still original buyers, with some of their suites still in original condition, but most suites have been entirely modernized. There's assigned indoor parking for everyone and nine indoor visitor stalls, plus there's temporary parking adjacent to the covered driveway past the lobby. Inside and just off the lobby, which was nicely updated in 2007 or so, residents have use of a social room with restrooms and a sauna. Owners here voted to make exterior windows and doors of every suite the property of individual suite owners, so if you need a new window or patio slider door, it's at your own expense. In 2011, though, owners pooled funds and replaced exterior windows (but not patio slider doors) with new double-pane sealed glazing; 'nice improvement.
You can't go wrong with this location a block off the Elbow River and a few blocks to Fourth Street SW and the Safeway! I keep the Hampton Court condominium plan on file.
