There are 33 luxury suites in this project by Paserium Corporation and SeEdcorp Inc., 18 of them with east-facing views over the Elbow River and across to the bike-path greenbelt and the River Run townhouses.  While the building's colour was startling at first, it grows on you, and in spring it matches the Elbow River's aqua-marine tint due to glacial silt in the water; 'nice.  Unfortunately timed to coincide with the 2008 recession, construction slowed along with sales, which geared up again late in 2010 with adjusted prices.

Construction at La Rive is impressive and unusual; a steel structure with concrete floors. There are six storeys including the at-grade indoor parking level in a tapered building design with sloping roofs, two levels of indoor parking (one at grade and one below), bicycle parking, outdoor visitor parking of five stalls off the lane, and green-tinted windows to match the cladding colour.  Suite finishings are very high with nine-foot ceilings, full appliance packages including laundry and a gas fireplace, a natural-gas outlet on each balcony and patio, and granite counters throughout.  Numerous south and east-facing suites have glass solarium ceiling areas for terrific light and river views.  The building owns the land right to the Elbow River's edge, so there will be no public access beside it.

Floor plans in this building are complex, striving to give as many suites as possible the east or north view to the Elbow River. While a few suites are as small as 512 square feet, more are large one-bedroom and two-bedroom homes in the 800+ range, and on the top floor the three penthouse suites offer 1,276, 1,479, and 2,037 square feet, all with vaulted ceilings and view exposures. The garage houses 39 titled parking spots, allowing six suites to have two stalls each.

The La Rive Condo Plan allocates unit factors to suites in proportion to their sizes. Exterior windows and doors are common property for maintenance and eventual replacement. I keep on file all floor plans and the building's Condo Plan.
