This attractive 2003 building houses 32 suites and 32 titled indoor parking stalls in four floors of frame-with-overlay construction atop the concrete single-level garage. The setting is a corner one block off Fourth Street, and right across from the pretty faux-heritage new Saint Mary's School Catholic building on Second Street SW. The Elbow River is two blocks away behind St. Mary's Catheral, with Lindsay Park just across the river.

The builder, Mountain Time Properties, did a good decorative job with this building, which has recesses and projections. It also has attractive perimeter landscaping and exterior cladding of brick and stucco. The dryer vents are even coloured to match the brick! The smallest suite is 618 square feet., and the largest two-bedroom two-bathroom suite is 889 square feet.

All suites are fully modern, of course, with in-suite laundries, higher-end finishings and open layouts with natural-gas fireplaces. Exterior windows and doors are common property for maintenance and eventual replacement, although that won't be during our time. I have the Condo Plan on file.
