This is a 16-suite concrete walk-up building with all outdoor parking, built in 1965 and condo converted and renovated in 1999-2000. All suites were opened up from the old galley-kitchen layouts, so every suite is wide open. In-suite laundries were installed, which cost each suite a closet, so there's not a lot of storage in the suites, although there's so much open space I'd put in a wardrobe or two and stuff them full.

There's some traffic noise from 25th Avenue, of course, but this location is just a block off the Elbow River with million dollar neighbours on the same block, and with Fourth Street SW a few steps away; nice! Exterior windows and doors are common property for maintenance and their eventual replacement. I have the Condo Plan on file.
With no elevators or amenities, condo contributions should always be reasonable here.
