River Park Tower

Hardly a "tower", but a cute little building in a fantastic Elbow River location, but in a confused foreclosed state back in mid-2009 after investors Messrs. Bedi and Abdullah and their River Park Tower Investments couldn't sell suites in their condo conversion project in 2008. After some years suites have been bought by investors, improved, and sold, so the condo corporation of owners is now taking hold.

The ogirinal three-storey walk-up rental building called River Terrace apartments appeared here in 1960, offering the tenants of 24 small suites river-side living and a large side yard on the bank of the Elbow River--millionaires couldn't ask for better! With the walk-to-work-downtown location and the riverside setting these 490-square-foot suites will sell, regardless that there are only 13 parking stalls around back and no storage outside of the suites. And while 23 suites are small enough at 490 square feet, there's a single main-floor suite that measures only 318...that's all that some people need!

Unit factors are allocated to suites in proportion to their floor areas.  Buy-in owners will have to sort out how to allocate the parking stalls, likely by an annual raffle. Exterior windows and doors are common property.  I have the Condo Plan on file.  Think "potenial".
