Riverscape
If you can't live ON the Elbow River, this is the next best thing. Riverscape houses 75 spacious suites in a 13-storey concrete tower that has a 50-foot-wide garden corridor south to 26th Avenue and the Elbow River just across that street. This photo peeks at the building through the trees and over the roof of the historic Lang House, which is the clubhouse for the newer luxury Grandview tower, which fronts on to 26th Avenue.
Riverscape was built as condominiums in 1984 by The Imperial Group, has two levels of assigned indoor parking, two elevators, a gym and an art-deco hotel-like lobby. Upper floors have terrific views, some to downtown, others toward the Elbow River valley and south. Two-thirds of the suites have corner locations with wrap-around balconies. Non-corner suites are the smaller, with about 1,020 square feet, while corner suites are about 1,185 square feet. South-west corner corner suites lost some view when the Grandview rose on adjacent lots, but at least that newer building was moved west to avoid directly blocking Riverscape from its south view to the Elbow River. I've been impressed by the Riverscape's maintenance by its resident caretaker and its secured access to the lobby and the elevators. The building does not allow dogs
Exterior windows and doors at Riverscape are common property for maintenance and eventual replacement. I have the Condo Plan on file.
