You can't get any closer to the Elbow River than this. Hell, in flood years the Elbow River runs five feet deep through the lower-floor hallway! I wonder if those suite owners can obtain insurance coverage, and the condo corporation might have some issue, too, as I'm sure the boiler and water heater didn't enjoy the muddy bath. I recall that Mayor Bronconnier brought Prime Minister Paul Martin through this building to show the impact of that year's flooding.
But, hey, aside from that issue there are 24 very lucky owners of river-side suites here who have 130 feet of river frontage. They likely don't care that their homes range from a very small 406 square feet to a simply small 434 square feet; look where they live! This is a frame building on a concrete deck that covers a portion of the outdoor assigned parking. The building, put up as apartments in 1971, was angled on the lot so it parallels the edge of the river. There's no pathway on this side of the Elbow here, so this property has no foot traffic (other than duck feet), much less car traffic, between it and the river.
Condo converted in 2003, these little homes all received nice interior finishings and new windows and doors inside a wood-frame shell with some brick cladding. All suites likely have the all-in-one washer/dryer combos. Exterior windows and doors are common property for maintenance and future replacement, although that's a long way off, since they were new in 2003. I have the Condo Plan on file.
