With a huge back lawn and 155 feet of frontage on the Elbow River, it's the location that "makes" this building. Oh, AND the indoor parking garage big enough for every suite to have an assigned stall and storage. Built in 1981 as a frame rental building atop a concrete in-ground parkade, the building was condo converted in 1993 by Mortgage Properties Ltd. of Edmonton.
The gardens are always blooming and maintained, and the lobby, hallways, and suite doors/hardware were all upgraded in 2006. It's cute that there are hidden radios in the lobby and the parkade, always tuned to a no-ads music station (internet radio?). Don't worry about the river affecting the parkade, which appears to be built high enough that it's not been affected in flood years.
The building houses 66 suites, mostly called two-bedroom, but some consider the second bedroom a den, with floor areas as small as 560 square feet, but most of them 690 square feet. There are two two-level lofts at the building's north end (nearest the river, 'natch), of more than 1,300 square feet......yum! Most suites have a bay window projection that houses the second bedroom/den. Few suites have in-suite laundry, but there's a nice laundry room on the second floor. There's little traffic here behind the old Holy Cross Hospital, so you'll hear more geese honking than cars.
Exterior windows and doors are common property for maintenance and eventual replacement. I have the Condo Plan on file. 'Well run; 'looks good.
