Roxboro House
Anchoring Mission's south end right at the Elbow River, Roxboro House was built in 1977 by the Campeau Corporation as a luxury-class condominium with large floor plans, an indoor pool, gym, party room, workshop, roof-top tennis courts and gardens plus resident management, all atop a 22,000-square-foot shopping mall intended to provide in-house retail services. This must have been one of Ottawa-based Robert Campeau's early projects, before he over-extended in Canada and the USA, eventually going bankrupt. See Wikipedia for a good summary of that story.
Towering as it does to 17 floors, upper suites at Roxboro House have terrific views either north to downtown or south to the Elbow River Valley and the Rockies. On the building's south face the top floors house four two-level loft-style suites of up to 2,840 square feet; oh my, the views...the condo fees!
Along the Twenty-Sixth Avenue sidewalk and facing the river there are seven spacious two-level townhouses atop bungalow garden suites. Facing Fourth Street atop the shopping mall are five more two-level homes and a variety of bungalow floor plans surrounding the over-the-mall garden planters, seating, and gazebo, which have replaced the tennis courts. A variety of exterior brickwork repairs and garden improvements were made in 2005 through 2007, so the building's in good shape, and its Board maintains a substantial reserve. Parking is all indoors, including for customers of the mall, with numerous suites having two assigned stalls. With such large floor plans condo fees will be a bit steep, but we get what we pay for. At least fees include all the amenities and also in-suite electricicty usage.
