17th Street/19th Avenue corner townhouses

This luxury six-home bare-land condominium townhouse development was completed in 1995, offering lucky buyers spacious high-end homes with back yards in the middle of the city. Three homes face Seventh Street and three face onto 19th Avenue, including the corner home. Lots are deep behind each home, meeting diagonally around back. The corner lot--likely hosting the largest home--has an additional rectangle cut out of its neighbours' lots to accommodate exclusive green space. The builder arranged it so that every home here gets a back yard!

Being a bare-land condo, the Plan does not show what was built, but I know that all of these homes are over 2,000 square feet with nine-foot ceilings, three bedrooms, three or more bathrooms, a fireplace, drive-under garage parking, most with central air conditioning and a couple with walk-out lower levels at the back. The homes have varying interior designs, some with vaulted ceilings and with a variety of further upgrades.

While bare-land condo developments are not required to pool exterior maintenance, that is done here, so owners all contribute monthly and the corporation of owners then jointly fixes roofs and paints trim, hires landscapers and the like. That probably also extends to funding the maintenance and future replacement of exterior windows and doors.
