1715 Thirteenth Street, SW

I don't know when this 10-suite concrete walk-up was built, but it was condo converted in 2007 by Castle Mountain Properties, and a nice job it looks like, too. The firm installed all new exterior glazing, new glass-panel balcony railings, entirely opened up and rebuilt the kitchens with microwave/hood fan combos, stainless-steel appliances, put hardwood floors in living areas and carpeted the bedrooms; 'nice.

All 10 suites are small, starting at 538 square feet, although half of them with about 645 square feet accommodate two bedrooms. There's no basement, but the half-below grade floor has common space at the back that holds storage lockers. It's too bad the converting developer didn't excavate patios out front for the two below-grade suites; the new owners could always do that themselves, of course. Parking is around back, with some stalls tucked under the building's overhang.

If you're aware of this building's name, let me know. Exterior windows and doors are common property for maintenance and future replacement, although that's a long way off, as they're virtually new. Unit factors here were allocated in proportion to each suite's floor area. I have the Condo Plan on file.
