Mount Royal Townhouses

Here's another example of "never judge a book by its cover". While this seven-suite frame-built and cedar-clad 1981 condominium building looks modest, inside are unique and dramatic large homes. While three storeys face 14th Street, around back the building towers five storeys over the back lane, which climbs the hill around the south side of the building to 14th Street. At the back it starts with a level of indoor parking, and atop that concrete deck is a floor of three bungalow suites of 800 sq. ft. each. Atop them are four three-level homes, each built around a spiral staircase brightened by a skylight in the roof above. These four suites each have 1,605 sq. ft. of interior space, with a bit of that lost to the dramatic staircase, which is a great trade-off for the light to every level. All of these suites also have windows facing both east and west for ample daylight, much less the north or south-facing windows for the end units.

The back of the building, facing east, is entirely faced with balconies. The four three-level homes have a balcony at every single floor, giving some terrific views towards over Mount Royal and beyond to downtown. These large suites have three bedrooms and two full bathrooms and a living room wood-burning fireplace. The master bedroom occupies the entire top floor in an open-to-the-stairwell loft style. All suites have in-suite laundry and each has out-of-suite storage. Of course this address is actually in Mount Royal proper, but I group it with Lower Mount Royal for convenience.

Exterior windows and doors are common property for maintenance and eventual replacement. Heating is by electric baseboard radiators, which is a bit pricey. I have the Condo Plan on file.
