This 16-suite frame-built brick-clad building appeared here in 1965 and was under condo conversion during the summer and fall of 2007. The building was largely gutted and upgraded with various new mechanicals and all new decorative finishing inside and out. As you can see, the four-storey walk-up looks darn nice with all new exterior windows and doors, new railings and dark-painted brickwork. The suites look very nice as well, what with real hardwood floors, granite countertops, stainless-steel islands and appliances, and the list goes on. It's still a frame walk-up, but it'll look and feel great, and that's what young buyers want.
The suites are all small one-bedroom homes of about 487 sq. ft. As usual there's one baby on lower floor, measuring only 332 sq. ft., as it makes room for the mechanicals. The small lot only has parking for six cars around back, although they might squeeze in seven if they're all small. The corporation of owners will have to allocate the stalls annually, and will need to decide if that's on a bid basis or on a lottery basis, with or without a fee. I guess owners could also just set up a list and rotate use of the parking stalls, so one year you'd park on site, the next two years you'd park on the street.
Exterior doors and windows are common property for maintenance and future replacement.
