835 19th Avenue SW
Hallmark
This frame-built 1979 building with 28 suites was converted to condominiums and renovated in 1999 by Storm Two Corporation. The suites all received white kitchens, new (in 1999) appliances and most were equiped with in-suite laundry. The developer replaced all the windows, but not the patio slider sets. Parking is tucked under the building or under a carport, all accessed by driving under the building, and all parking is enclosed by fencing sections that you open and close manually, and secure with a padlock; simple but secure.
Hallmark is a four-storey building, but you'll only hear reference to three floors, as the ground level houses just a single suite, the tucked-under parking, the driveway, utilities and storage. The second floor is called main, the third floor is called second and the top floor is called the third; like they number in Europe. The 28 suites start at 472 square feet, more of them are 600 or 770 square feet, and they top out at a spacious 920 square feet. Those largest suites are on the top floor, enjoying a little pushed-out area that also gives some extra window area.
In 2010 owners had the exterior repainted a pleasant earth tone and added a black entry canopy; looks good. All windows and the patio doors are common property for maintenance and future replacement. I keep the Hallmark condominium plan on file.
