Mount Royal Terrace on Cameron
Completed in 1981 by Marathon Homes as a condominium, this six-storey terraced concrete building of 23 suites offers large floor plans, sloping glass sunroom ceilings and terrific views from suite-wide windows and large balconies. Other buildings seem to have copied this name, but I believe this was the first to use it. The exterior cladding is mostly sheet copper, similar to Cameron Avenue 1205 next door to the east. The design for Mount Royal Terrace begins with two levels of assigned common-property parking accessed off the lane, and enough room that many suites have two stalls. Even though the lower level is called "basement" on the plan, that's street level on the Cameron Avenue side, where five two-storey townhouse-style homes have individual entrances from the sidewalk, front yards, and back doors into the parking garage. These also then each have a balcony off their second level.
Above these and the parking are two floors of six single-level suites per floor, then a floor of four suites, and atop it all the sixth floor has only two enormous suites which enjoy balconies and extensive windows facing both north and south. The smaller of these measures 2,336 and the larger has 2,630 sq. ft! Each has its access from the fifth floor, where they have an entry and stairs up to the suite, which has either an east or a west bay-style window. Who says you need to buy a house to have this much living space? The suites and the garage levels are served by a single elevator at the east end of the building.
The most common floor plan is eight suites on floors four and five that offer 1,052 sq. ft., followed by the five front-facing townhouses, which are 1,190 or 1,302 sq. ft. over their two levels, so nothing here is small. All suites offer at least two bedrooms and two full bathrooms plus a wood-burning fireplace. All have in-suite laundry with in-suite storage plus a storage locker off the indoor parking. As if these suites don't have enough outdoor space, there are common-property roof-top decks at both east and west ends of the fifth floor. As of 2007 some suites retain original kitchen cabinetry and other dated aspects, but buyers tend to modernize, which is worth it with these floor areas, light and views.
Exterior windows and doors are common property for maintenance and future replacement.
