Onyx

Conversion from rental and renovation to condominiums took place in 2007 at this 1965-built three-storey walk-up frame building, with the improvements looking to be of good quality, including dug-out patios, added-on balconies and a new decorative roof overhang to hide the flat roof behind.  The 11 suites are all on a corner of the building, so receive lots of light.  Ten suites are one-bedroom or one-and-den homes of 650 to 664 square feet and there's a two-bedroom suite of 814 square feet on the main floor.  There are also six roomy titled storage lockers.
 
The renovations to suites look very nice, including new ultra-modern cabinetry and lighting with opened-up kitchens, laminate flooring, ceramic tiled kitchens and bathrooms, microwave/range hood combos, stainless-steel appliances and in-suite laundries; probably all-in-ones.  There are a few assigned parking stalls around back, but not enough for every suite.
 
Exterior windows and doors at Onyx are common property for maintenance and eventual replacement ('another 45 years).  Unit factors are allocated to suites in proportion to their floor areas and the lockers have a UF of one each.  I keep the Condo Plan on file.
